Offered for sale is the remaining portion of the ranch (east of 1-70). Consisting of 1,639.8 Acres (survey) plus modest Improvements.
Property is a combination of grass pasture and dry land farm located close to Denver with ready access to 1-25 at Deertrail. Has been in Martyn ownership since 1901. Inspection will show the good management of the pastures and farm ground.
Improvement location is one mile south and one mile east of Deertrail, reached by Interstate Frontage Road (old Hwy 40) to County Rd 42, and east one mile.
Total land consists of 1,639.8 Acres (survey) of which 665 Acres is dry land farmland and 975 Acres of native pasture (plus some unfenced trespass).
Is in several fields located south of County Rd. Soils are Class 3 and 4 and mostly Weld Silt Loam, Nunn Loam and Adena-Colby complex. Size is approximately 665 total acres with 421 acres of wheat base.
A contiguous block containing approximately 975 Acres of rolling deeded grass plus 70 Acres (+/-) of unfenced trespass. Good perimeter fencing, minimal cross fence. Has ample stock water from four windmills (three permitted, one older) and several good ponds. Sod in very good condition.
State Engineers records show the three permitted wells range in depth of around 300 feet, static water between 50 and 80 feet in the column. Test pumping (when completed showed 15 to 20 GPM. No data available on the older non-registered well. There is a domestics well at the buildings that shows a depth of 245 ft, static water at 47 ft and test pump (in 1966) at 20 GPM. (No deep water determinations have been made or reserved).
Well Permits are: (Stock water) 288434, 27400-A and 15481-A. Domestic Permit is 26478.
Sellers own approximately 50% and will convey 50% of what they own; is currently leased.
Currently leased on year to year basis to long time tenant. Would consider continuing to lease. There are no outside land leases.
Ranch House: one story, two bedrooms with full basement (part finished). Frame construction with brick veneer, composite roof, attached garage. Assessor shows 1967 construction date.
